Hi Nick,

I spoke to my tax guy and yeah I'm wrong. It can't be done the way I envisioned it.

That said, I'm interested in doing the smith maneuver via the Heloc. I think I understand it pretty well but if you'd like to set up a call with your advisor I'm all for it. I would likely be looking to take advantage of the full value of the house. So I'm ok with the notary fees etc.
