Hi Madonna and Timothy,

Another interesting option just came to market. Check out the attached flyer for a full standalone building opportunity at 17 Stephanie. Rarely is an option of this size (919 Sq. Ft.) a full building, with an option for tenant signage. It would be a 6 month sublease, with an ability to do a wraparound direct deal with the landlord.

These specific options stood out to me as front runners:

  *   2300 Yonge St - These suites are a brand new "model suites" built by the landlord. Very transit accessible and near your old Eglinton location. Con - they are on the 20th floor.
  *   1 St Clair E and 2 St Clair W are both great buildings, in accessible locations and surrounded by neighborhoods with several potential clientele.
  *   1300 Yonge St - Great midtown building, and the landlord will complete some work on the space.
  *   70 York St - 3 minute walk from union station, on the PATH underground system, landlord can also build and furnish the space here.

Unfortunately there is very limited inventory in our size range that can provide street signage, and on the 2nd floor.
