Madonna,



I found an electrician that could do the work for a reasonable price.
They’re recommending replacing the lights with a new LED system (Which I do
recommend. Changing to LEDs have shown to help with mental and workplace
health).



They also quoted with an electric heating system for the bathroom for a
reasonable price as well. I had no idea they did heating, but it’s a good
price.



Here is the breakdown.

I do agree that removing the strip lighting is a better solution and more
environmentally friendly than fluorescent. Would you be able to invoice the
estimates all together so I can bring it to TheKey’s billing. The breakdown
is a bit complicated so I would like to see a sum total of the electric and
a sum total for the heating.

Re: lighting upgrade quote



Good morning Makena, I hope you are doing well.\



Looking over the lighting layout at 1861 marine dr, I recommend we retrofit
the seven fluorescent strip lights first. This may solve the issue of poor
lighting in the unit.

For seven fixtures change over to LED

Materials: seven ballasts and fourteen lamps $472

Labor: three hours at $135 per hour $405



These are estimates only without additional taxes included.



I would also like to bring to your attention a request made to install heat
in the back lunch room.  My recommendation is a 120 volt baseboard heater
tied into one of the outlets in the lunch room.  This is the most non
evasive and cost effective method.  Reason being, installing a new 240 volt
heater would require a new breaker in the panel and exposed wiring in the
common hall.  This can be done if desired.  I am just giving options due to
cost.

A 120 volt heater works but a 240 volt heater works more efficiently and
quicker.  Keep in mind both do provide heat.  The only concern is if the
120 volt plug cct can handle the 120 volt heater but in many cases there is
not a huge issue when going this route.



Installation cost of 120volt heater

Material: $350 (heater, mounting hardware, built in thermostat on heater)

Labor: two hours $270



Installation cost 240 volt heater

Material: $467 (Breaker for panel, wire from panel to lunch room, heater,
hardware, built in thermostat on heater)

Labor three hours $405



Again, all estimates have no taxes included and I wanted to give you both
pricing options.
