--000000000000fc8b1a062906c4ab Content-Type: text/plain; charset="UTF-8" Hey Tim As discussed on the Leader Call yesterday, I have updated the action plan slide to reflect the Atria property activity and this email is a more detailed summary of the that over the last week. Last Thursday, Amanda and I met with the sales director at The Court At Rushdale about taking over the care needs for their property. Amanda had met her and the GM at a mixer the night before and in the conversation with them, found out that they are losing their care provider as of Dec. 20 - along with Burlington Gardens. Initial meeting went very well and we were asked back on Monday. We made a more formal presentation, this time to the GM and answered some of their questions. Again, it went very well. Today we had a meeting with the sales rep and GM at the Burlington property and after that meeting, I think it is safe to say that we have this as long as we can work out the details. Furthermore, they mentioned that their head office prefers all Atria properties are aligned with care providers - which means they not only have 4 more properties in the greater GTA that we could potentially get into, they have 29 across the country. Next steps: I need to get them a pricing model by Friday, preferably by EOD tomorrow. The pricing model that the previous agency had is very much aligned with what we charge so I don't see an issue there. I will send you the pricing structure draft tomorrow for review. The sticking point atm is the on-site offices and the need to have staff there daily. The one at the Rushdale is $1000/mo. The Burlington property is $3000. I did speak to Kim, the GM of the Rushdale about having a revenue minimum that, once achieved, triggers the payment of the lease. She seemed amenable to that suggestion. Another option is that we subsidize the lease of the units by providing other services - sublet a portion to a PT or OT, create a tuck shop or basic over the counter pharmacy (these last two suggestions came from the sales manager and GM of the Burlington property), etc. We could definitely use it as offices to serve the greater community as well as the homes themselves which would help and we could consider closing the Waterloo office. Atria does have properties in the States so I would be interested to see if any of our offices stateside are in one of these communities and what kind of arrangement they have. Do you know? Or, seeing as Denny is away this week, maybe I can reach out to one of his counterparts. Finally, existing hours. They did not give me an exact amount and they understand that it is challenging for us to commit to an outlay of expenditures without this information. They did however share that the two properties combined have approx. 35 clients, with another 40 to 60 that are currently receiving care from other agencies - due to the fact that Milestone (the previous agency) did little to no community outreach or business development. For what it is worth, December is paid for so we are looking at the new year before any expenditures hit our P&L. I feel this is a huge opportunity, as does Amanda. I can get this going by the 21st and I have already started arranging for tentative staffing. Let me know what you think.
